Commercial Specialist

Position Overview:

We are seeking a diligent and knowledgeable Commercial Specialist to join our team. The successful candidate will have a deep understanding of project requirements and will be adept at contract negotiation and preparation. This role involves handling all aspects of subcontractor tenders and contracts, preparing claim changes and variations, executing contract amendments, and ensuring efficient procurement processes.
Key Responsibilities:

  • Project Understanding: Develop a thorough understanding of the nature of works in line with project requirements.
  • Tender Preparation: Prepare Request for Proposals (RFPs) and tenders for subcontractors as per project drawings and specifications.
  • Contract Negotiation and Preparation: Negotiate, review, and prepare contracts for subcontractors, ensuring all agreements align with project requirements and standards.
  • Interim Payment Certificates: Negotiate, review, and prepare Interim Payment Certificates and Progress Reports, ensuring timely and accurate payment processes.
  • Change Orders/Variation Orders: Handle negotiations, review, and agreement of Change Orders/Variation Orders for subcontractors.
  • Claim Changes/Variation Orders: Review, analyze and prepare Claim Changes/Variation Orders to the client.
  • Contract Amendments: Prepare and execute Contract Amendments for subcontractors and client contracts.
  • Final Accounts: Prepare and execute Final Accounts, ensuring all financial aspects are properly closed at the end of the project.
  • Procurement Support: Review and approve Purchase Requests sent to the Project Procurement Specialist, ensuring all orders are aligned with project requirements and subcontractor procurement to avoid duplications.
  • Interdepartmental Collaboration: Develop strong working relationships with other functions (Construction, Design, Architects, Procurement, Sales, Finance, Logistics, Customs, Warehouse, etc.) to foster effective communication, on-time responses, and improved information flow.
  • Subcontractor Investigation: Investigate potential subcontractors to determine if they meet the specified project requirements.
  • Problem Solving: Analyze and resolve a variety of problems encountered through coordination with the internal team and client representatives.
  • Contract Execution: Arrange the signature and stamp execution of Contracts and Payment Certificates.
  • Documentation Archiving: Archive and store project-related commercial documentation both in hard and soft copy formats.

Qualifications:

  • A Bachelor’s degree in Business, Engineering, or a related field.
  • A minimum of 3 years' experience as a Commercial Specialist or in a similar role, preferably in the civil construction industry.
  • Excellent knowledge of the cost controlling process and contract law.
  • Understanding of contract terminology, competitive bids, purchase orders, and vendor relationship management 
  • Strong organizational and multitasking skills.
  • Proficient in the use of MS Office and relevant software.
  • Excellent communication, organizational, analytical and interpersonal skills, with a proven ability to collaborate with a variety of stakeholders.
  • Knowledge of tracking, planning, scheduling,
  • Knowledge of construction tools and equipment.
  • Ability to read drawings and layouts is required with basic knowledge of AutoCAD functions as a benefit.

  • Language skills: Azerbaijani (fluent), English (upper intermediate), Turkish (upper intermediate) 
  • Personal skills: Attentive to details, Negotiation skills, Team worker
